The Greek Golden Visa gives non-EU nationals and their families European residency via the purchase of real estate with a value of €250,000 or more.
Note: The Prime Minister of Greece, Kyriakos Mitsotakis, has introduced new changes to the Greek Golden Visa scheme, among them the increasing of the minimum amount of investment required for the issuance of such a visa to a total of €500,000.
Requirements Before Applying For A Greek Golden Visa
- Select one or more residential or commercial properties anywhere in Greece with a (combined) value €250,000 or more.
- Sign a power of attorney authorising our team to represent you in Greece.
- Apply for Greek tax number (ΑΦΜ) on your behalf.
- Open Greek Bank Account on your behalf.
- Signature of Agreement (Deed) before notary.
- Payment of purchase price and transfer tax.
- Registration of Deed with Registry Office.
- Apply for Residency Permit.
Procedure when purchasing real estate
- Before purchasing real estate, it is good practice to conduct a due diligence check to ensure that there are no encumbrances or debts attached to the property.
- The investor will transfer the entire purchase amount to his/her personal bank account in Greece, including taxes and relevant expenses.
- The purchase contract (Deed) will be signed before a Greek notary public.
- Transfer of the purchase price from buyer to seller.
- The new title Deed will be registered with respective Registry Office.
Procedure when applying for the Golden Visa
- Our representatives will apply on behalf of the investor and his/her family members via a power of attorney. There is no need for the investor to physically visit Greece (except for ‘biometrics stage’ of the application.
- The applicant and his family members will receive the permanent residency permit valid for 5 years.
- After the initial 5 years, the residence permit will need to be renewed for another 5 years provided the investor remains owner of the property. (There is no requirement for the investor to live in Greece).
