The Most Attractive Residency Program in Europe
Overview of the Greek Residency Program
The Greek Residency Program, commonly known as the Greece Golden Visa, remains one of the most attractive investment-based residency options in Europe, offering a straightforward process, fast approval times, and no minimum stay requirements. In 2024, Greece introduced a tiered real estate investment structure, adjusting the minimum thresholds based on property location and type.
Investment Requirements
-
€800,000 Investment: Required for purchasing real estate in prime locations, including Athens (Attica region), Thessaloniki, Mykonos, Santorini, and other islands with populations exceeding 3,100 residents. The investment must be made in a single property to qualify.
-
€400,000 Investment: Applies to properties located outside the high-demand areas. The property must be a single residential unit with a minimum size of 120 square meters. This tier is designed to encourage investment in emerging real estate markets across Greece while maintaining accessibility for investors.
-
€250,000 Investment: This lower threshold remains available for specific cases, including the conversion of commercial properties into residential units or the restoration of listed buildings. This category is particularly appealing for investors interested in urban redevelopment or heritage preservation.
Key Benefits
- Fast Processing: Residency approval is typically granted within 2–3 months, making it one of the quickest pathways to EU residency.
- No Minimum Stay Requirement: Investors and their families can maintain their residency status without being required to live in Greece.
- Family Inclusion: The program extends to spouses, children up to 21 years old, and, in some cases, parents of the main applicant and spouse.
- Path to Citizenship: Although the Golden Visa does not directly lead to citizenship, residents who live in Greece for at least seven years and fulfil integration requirements may apply for Greek citizenship.
